I have a Client
His name is Praveen
He has a unit in
3C GREENOPOLIS : TOWER 27 - 1903 (not orris)= 2070 sqft
The Unit is very good as it has south facing balconies and a perfect sun view and north entrance. The Floor is high but that depends from perspective to perspective.
(iconic tower - total 24 floors)
Environmental Clearance already attained by 3C - construction is in progress
He wishes to sell his unit at a very cheap price
Original Booking of unit was at 4250
his booking price was 4575 (bought in resale) + 28 rs transfer charges (that he paid) + 50 commission. = 4650
He is looking to sell his unit at 4650 within today and tommorow maximum
(even that is negotiable by 20-40 rs per sqft in meeting if I persist him) plus he shall bear the transfer charges of 56 rs per sqft
Paid to the developer is 30% i.e (2070 x 30%x 4250 + service tax) = around 30+ lacs
Next Demand from 3c might take another 3-4 months.
