Lease Rental Discounting is an innovative financing option whereby the owner of the leased property can raise more money for further use may be to buy another commercial property without actually selling it.
To explain it further suppose one of your client has a commercial property which is leased out to a good corporate client and earning a monthly rental of Rs 100,000/=. Suppose the tenure of the lease in this case is 9 years and 6 months have already passed. Now you take an interesting investment option to the client, but the client doesn't have enough money to invest. And he cannot avail the LAP or other financing since his income doesn't support that. Would you suggest him to sell his property and invest in another. This is where the LRD comes into play and your client can raise upto 85% of the future rentals. Therefore in this case your client can raise Easily upto Rs 90 lacs further without selling the existing property. The value of the original property appreciates, whereas he can still earn rentals from the new property that he would be buying in.
You can advise your clients who have existing leased properties to Blue-chip clients and raise more money which can further be invested into buying another property.
