Net rental income/ per year = (Gross rental income) � (maintenance
service fee)
7% yield = net rental income
per year is equivalent to 7% return from selling price
98% = (100%) �
(other cost for selling is 1% broker fees + 1% transfer fees)
Net seller price = Net rental income / per
year ÷7 % yield × 98%
4% = 2 % (1%
transfer fees + 1% Broker fees is seller cost) + 2 % (1%Tranfer fees
+1% Broker fees is buyer cost)
Buyer price = Net seller price +
4%

Seller price calculation formula
